If you are planning on renting or leasing a residential apartment, condo or home you should protect yourself before you sign the agreement.

- Inspect the interior of the property and document any defects and conditions which you could be accused of causing at the end of your agreement.
- Receive a notarized written report documenting any defects with photo documentation
- Don't be responsible for something you did not do
- Avoid receiving repair bills for damage you did not do
- Avoid litigation
- Exterior conditions are optional for an additional fee
These inspections are not considered a complete home inspection
and should not be mistaken for one as furniture, major components and systems are not inspected.
Description of Items Inspected
- Floor covering defects: wood or laminated wood, vinyl, ceramic tiles, carpeting
- Holes in walls and ceilings
- Broken or cracked window panes
- Missing door & window locks
- Missing trim boards
- Appliances
- Door defects: loose hinges, broken or missing handles, holes or other defects
- Cabinet & drawer defects
- Countertop defects
- Stains
- Cigarette burn marks
- Presence of mildew (this is not a mold inspection)
- Presence of smoke & carbon monoxide detectors
- Presence of GFIC protected outlets
- Electrical outlets & switches: missing safety covers, dead outlets or switches, reverse polarity outlets, outlets or switches in hazardous areas (random testing)
- Broken stair parts
- Missing or loose handrails/guardrails
Furniture, cabinets and other personal property will not be moved. Inspected items and areas must be readily accessible.
